How To Profit From Today's Real-Estate Market
Speculators drove up the home prices in Florida in 2004, 2005 and the first quarter of 2006. Suddenly the situation changed dramatically, as many experts had predicted. Many speculators and even Realtors® did not believe in a market change and brought the same arguments you heard during the DOT.COM bubble.
The situation changed when builders experienced a large number of cancellation of orders on homes under construction, which were sold sometimes with large incentives.
Prices came down in Florida. This does NOT mean that every seller reduced his or her listing price, some even today ask for 50% above the 2005 prices, which is unrealistic. Other sellers have to sell and list their properties at the market or slightly below:
- Investors, who wanted to flip the property and cannot afford to pay a mortgage for a long time on a vacant home.
- Builders who build so called "Spec Homes" without having any order for them as they assumed they would sell or for homes with cancelled contracts. In most cases the builder keeps the 5% to 20% down-payment on cancelled contracts. The builders h a v e to sell their homes, sometimes with great incentives and price reductions. In some areas last years cancellations were up to 42% on orders for some builders. Although the percentage of cancellations is lower now, there are still great opportunities out there.
- Sellers who are relocating and bought their house five or ten years ago can afford to price the home at the lowest point of the market, or slightly below, and still make a great profit. These homes are usually selling fast.
- Sellers who have financed their homes with "creative mortgages" who cannot afford the payments and try to avoid foreclosure.
You need a Realtor®, who knows the local markets and is working as a professional in the real-estate market for many years and has seen up and down markets.
